Home Inspection

A Brief Analysis of 4 Point Home Inspection

4 point home inspection involves inspecting roof, foundation, electrical and plumbing conditions of a building. These four points are imperative as far as the stability and strength of a building is considered. This inspection is crucial when insurance companies approve home insurance policies of homeowners. Home inspection is an integral clause of home sale and purchase in Florida. This clause makes the inspection of a home inspector mandatory before sale of the property, or availing home equity loans and insurance on the property. The home inspector charges for it. Basically, the inspector has to give reports on 10 areas that contribute to the health of a building. It is a costly affair. To help homeowners in this regard, 4 point home inspection plans have cropped up.

Insurance companies pay greater importance to the equity of a property while approving home insurance plans. A well renovated property costs lesser premium compared to that of a fixer-upper home of same size and location. Before approving the plans, insurance companies demand home inspection report from the homeowner. For this purpose, the homeowner has to hire an inspection agency. Both complete inspection and 4 point services are offered by the inspecting companies. 4 point home inspection plans are an inexpensive alternative to complete inspection. They are accepted by the insurance companies and save significantly for the homeowner.

While choosing an inspecting company, make sure that the concerned company is offering the 4 point inspection facility. Private Provider Plans Review Florida helps a lot in this regard. With few clicks on computer you can access scores of such reviews. Make a proper comparison of the service provided by different agencies and pick the one who matches to your requirements and budget.

In a real estate contract, what does "3 business days" mean?
I'm selling a house, and just accepted an offer this past weekend. The contract allows for a buyer's home inspection, and states that the buyer must notify the seller "within 3 business days after the completion of the inspection". The inspection was on Tuesday at 3PM, and everyone left the house by 5PM. Based on this, would the buyer's deadline be today at 5PM or tomorrow at 5PM? Also, since real estate business is conducted every day, perhaps even more on Saturdays and Sundays, would these also count as "business days" in general (although not applicable to my particular contract)?

What is the warranty for a Goodman, brand, furnace and AC unit for your home ?
I just bought a 3 year old home. It has a Goodman furnace and AC system. The AC is not working and when we had the home inspection done, we found out the AC did not work. Well, the homeowner, said he had the AC fixed and that they added 1.4 lbs of free on. Well, I just moved in yesterday and the AC is still not working. It runs, but does not blow cold air. I tested it for 3 hours, nothing. Is the factory warranty only for the original owner ?

How strict is FHA when it comes to the home inspection/appraisal?
We just got turned down by RI housing because the "estimated economic life expectancy" of the house was not great enough. Also, the roof needs to be redone within the next 2-3 years, will they require it to be done prior to financing?
